Engaging with us early in the process allows us to offer expert advice on feasibility, construction methods, and cost-effective solutions tailored to your needs. Led by a dedicated project architect, our team conducts thorough site surveys and feasibility studies to determine project potential. Subsequently, we prepare a comprehensive planning proposal for submission to local authorities, including detailed drawings and documentation. Upon approval, we develop construction drawings, material schedules, and other specifications, presenting a fully costed proposal for your approval.
Additionally, we offer the option of creating 3D visuals to showcase your project before construction commences. Once all approvals are in place, we handle pre-commencement planning conditions and meticulously plan the construction schedule to align with your timeline. Throughout the construction phase, a dedicated project manager oversees daily progress to ensure adherence to the plan. Upon completion, a detailed snagging list is prepared to address any outstanding items before final handover to the client.

Our full services are divided into three stages relating to the construction process;
Stage One: If you are simply looking for design advice and direction this is the route for you. Following on from the initial consultation we will have a site visit and assist the client in preparing their requirements. Discuss possible solutions for the project and advise the client for services required by other consultants. Arrange for a dimensional survey of the premises and prepare a preliminary design and discuss with the client. After the clients review we will develop the final design and submit the final design to the local authorities. After submission of the application we will correspond with the Local Authority and keep you updated with the progress of your planning application.
Stage Two: In addition to stage one, at this stage we will co-ordinate and integrate any designs provided by others. Prepare drawings and other information in sufficient detail to enable a tender or tenders to be obtained. We will make an application for Building Regulation approval, once approved we will advise on an appropriate form of building contract, its conditions and the responsibilities of the Client, the consultants and the contractor. Prepare documents required for tendering purposes and advise on potential builders to be invited to tender for the work. We will then invite, appraise and report back to the client of tenders received.
Stage Three: This stage is where we will advise on the appointment of a builder and prepare the building contract and arrange for it to be signed. Provide the builder with information required for construction. We will visit the site to see that the work is proceeding generally in accordance with the contract. Certify payments for work carried out or completed. Advise on final cost. Provide or obtain recorded drawings showing the building and its services. Make final inspections and advise on resolution of any defects. Agree final account and issue a final certificate.
